Mr J B Jeyaretnam asked the Minister for National Development what is the breakdown cost (showing all components) per unit to the Housing and Development Board for the construction of the extra room in 3-room, 4-room and 5-room apartments in the upgrading programme for HDB apartments.
Mr Lim Hng Kiang: The cost for the extra room or Space-Adding Item (SAI) does not vary very much with the different flat types. The tender prices for each project depends on the prevailing market conditions.
The SAI cost ranges from $15,600 to $31,150. The average unit cost for the SAI based on recent tender prices is about $21,000, with the average cost breakdown as follows: a. Piling $ 2,930 b. Building works $ 11,780 c. Reinstatement works $ 390 d Services Diversion and other Incidental Costs (e.g. Title survey fee) $ 2,220 e. Construction Contingencies $ 870 f.
